I called Atled to request an appraisal with intent to petition for PMI removal and demonstrate to lenders the value I have added over the last 3 years of renovations. I spoke with Kelly, who swiftly answered my questions and established an opening to come out to the property as early as the next week. Kelly arrived right on time, introduced himself, and made efficient work of collecting data. As this was my first appraisal, I was not familiar with the entire process. Kelly answered all of my questions happily and succinctly. To my surprise, Kelly had clearly conducted thorough research into the property prior to his arrival, and noticed many of the renovations I had completed without promoting. He asked several clarifying questions, and completed the whole process in about 30 minutes, which was surprisingly fast compared to my expectations (single story, 1000 sqft home). I received my completed appraisal less than 72 hours after the home visit. It was thorough, captured the renovations I had made, and overall exactly what I was expecting. The valuation of my property was roughly what I believed it's value to be, despite having comps that were not as linear to my home as I would have liked. With that said, Kelly noted in my appraisal that the lack of 1 to 1 comps rendered the appraisal challenging, and the use of estimator tools was implemented in several instances to account for areas in which the comps differed from my property. To speak plainly, I purchased my home in May of 2021 for $380,000. Kelly appraised my homes value as of February, 2025 at $495,000. My renovations included refinishing of the hardwood floors, wall knockout renovation of the kitchen, full bathroom remodels, split system AC installation, attic and crawlspace renovation and insulation, residing with cement fiber, a new back patio, and a solar panel installation (which was not factored into the appraisal due to the regulatory nature of solar panels that are not paid in full). I completed almost all of this work myself, and recognizing that this number is less labor, I have spent roughly $35,000 on these renovations, not including the solar installation. These numbers may not help you, but I include them in case they do. Overall, I give Atled, and Kelly, 5 stars.
