Certified Residential Valuations from Atled Enterprises, Based in Sumner Since 1992

Sumner is home base for Atled Enterprises. Kelly Kelsoe has operated out of Sumner for over 30 years, which means Sumner homeowners are working with an appraiser who knows this community the way a neighbor does: the older craftsman homes on Wood Avenue and Elm Street that date back to the 1890s hops-farming era, the newer residential streets that developed in the Rainier Manor and Rivergrove neighborhoods, the Sounder commuter rail connection that makes Sumner attractive to Seattle-area buyers, and the Puyallup River corridor that shapes both the character and the flood-zone considerations for certain properties.

Sumner is a small city with a big character. Known as the Rhubarb Pie Capital of the World, it is a full-service city of approximately 11,000 residents with its own police department, parks, and Sounder station, sitting at the crossroads of Pierce County between Puyallup, Auburn, and Bonney Lake. Median home values sit around $520,000 to $535,000, and with roughly 13.5% of homes built before 1940, Sumner has a meaningful stock of historic properties that require an experienced appraiser who understands how to value older housing accurately.

Pre-Listing Appraisal Services in WA

Pre-Listing Appraisals

Sumner’s mix of historic downtown-area homes and newer residential neighborhoods means pricing is not one-size-fits-all. A craftsman bungalow on Elm Street has a different comparable pool than a newer home in Rainier Manor or Rivergrove. A pre-listing appraisal from Atled Enterprises gives you a data-supported asking price before the first showing, backed by local market knowledge that no automated estimate can replicate.

Estate and Date of Death Appraisals

Sumner has homes that have been in families for generations, particularly the older properties near the Ryan House Museum and along the historic downtown corridors. When settling an estate that includes Sumner real estate, a retrospective appraisal establishing market value as of the date of death is essential for probate and estate tax purposes. Kelly Kelsoe has completed estate appraisals throughout Pierce County for three decades and understands the documentation required by attorneys and CPAs.

Divorce Property Appraisals

Divorce Appraisals

Sumner divorce proceedings involving real estate require a neutral, independent valuation that both parties can rely on. Atled Enterprises provides USPAP-compliant divorce appraisals with documentation suitable for Pierce County Superior Court. Working with your local appraiser simplifies scheduling and keeps the process moving efficiently.

PMI Removal Appraisal Services in WA

PMI Removal Appraisals

Sumner home values have increased meaningfully since 2020. If you purchased your home before the recent appreciation cycle, your current equity position may support a PMI removal request. Atled Enterprises provides the lender-acceptable documentation needed to initiate this process.

Tax Appeal Appraisal Services in WA

Tax Appeal Appraisals

Pierce County assessments do not always reflect the nuances of individual Sumner properties, particularly the older historic homes near downtown where condition and functional characteristics vary significantly from block to block. An independent appraisal from Atled Enterprises provides credible market evidence for a Pierce County Board of Equalization appeal.

Sumner is a city in northern Pierce County, Washington, with a 2026 population of approximately 10,900. The city was founded in 1853 as Stuck Junction and platted in 1883 by George H. Ryan in anticipation of a Northern Pacific Railway stop. It was renamed Sumner in 1891 at the request of the Post Office Department.
